Product Overview

Investit  real estate  software consists of six must-have programs for real estate investment analysis.  The effectiveness of this program has been compared to Argus ($5000) and Procalc ($3000). The following is a brief overview of each program.

Analyzer: The Analyzer program is used to analyze the financial performance of real estate assets by creating the Income and Expense Statements for income properties such as apartment buildings, office buildings etc., It automatically calculates a number of Financial Measures such as the Cap Rate, Gross Income Multipliers, Default Ratio, Operating Expense Ratio etc.

Calculator:  Calculator offers a variety of programs that help you solve real estate and general financial problems. QuickCalc is the same program as calculator, however, it can be accessed instantly from any other Investit Program (Analyzer, Developer, Financier and Investor).

Developer: Developer is used for analyzing real estate developments in order to determine the development costs and profit potential and how much you should pay for the land. 

Financier: Financier is a very powerful mortgage program that is used to develop mortgage schedules for up to four different mortgages. Financier produces a combined mortgage schedule that allows you to see the interest and principal paid, as well as the outstanding balance at either the end of a year, or period.

Investor: Ideal for analyzing long-term real estate investments (shopping centers,office towers) for up to 35 years; perfect for comparing investments, lease vs. buy, and for performing "what if " scenarios! With Investor, you can develop:

  • Income and Expense Schedules
  • Capital Cost Allowance Schedules
  • Mortgage Schedules and explore creative financing options
  • Operating Cash Flows, Cash Flow from Sale, and Net Cash Flow...all before AND after tax!

Investor also calculates the:

  • Net Present Value (NPV)
  • Internal Rate of Return (IRR)
  • Modified Internal Rate of Return (MIRR)
  • Year by year Debt Service Ratio and Default Ratios

Resources: Resources consists of a set of references and checklists that are used in evaluating different kinds of real estate. Included are articles on commercial real estate, a list of formulas with sample calculations, investment analysis examples, and other aids intended to help you list, sell, or evaluate Real estate properties. You can modify resources and add your own resources.
