Analyzer

The Analyzer program is used to analyze the financial performance of real estate assets by creating the Income and Expense Statements for income properties such as apartment buildings, office buildings etc., It automatically calculates a number of Financial Measures such as the Cap Rate, Gross Income Multipliers, Default Ratio, Operating Expense Ratio etc.  Analyzer has three programs:

• Residential Buildings (Apartment building)
• Commercial Buildings
• Mixed Use Residential/Commercial Buildings

Analyzer allows Two Income and Expense columns; one for "Actual" and the other for "Forecasted" income and expenses.

Property: This folder records the basic information on the project.

Client:This folder records the basic information about the client. These entries are used to generate the Client Information Report.

Tax and Time: This folder is to used record the Property Tax Information and to specify the time periods covered by the Income and Expense Statements and to setup the Column Headings.

The Income and Expense Statement consists of two columns.  For each column you can specify the time period covered and the column heading. As an example:

Heating and Construction: This folder allows you to specify and describe the type of construction and heating systems used in the building and to identify the utilities paid by the tenant.

Financing:This folder serves to record the financing details for the building.  The information is used to calculate the Debt Service Ratio and the Return on Equity, and is printed on the Property Information Report.Residential Income: This folder is used to record the Residential Income (Suite Rentals, Laundry, Parking etc.) as well as the Vacancy and Bad Debt Allowances.

Residential Expenses: This folder is used to enter the Residential Expenses, actual and forcasted.

Commercial Income:This folder is used to record the Commercial Income and Vacancy Allowances.

Commercial Expenses: This folder is used to record the Commercial Expenses paid by the landlord.
