Developer

Developer is used to calculate the Cost and Profit Potential for different kinds of real estate developments such as Condominium and Townhouse Developments, Office Buildings, Shopping Centers,   Land Subdivisions etc.  Developer consists of four programs, which are: 

1. Land Developer 2. Home Builder
3. Multi-Family Developer 4. Commercial Developer

In seconds, you can change an entry, such as the cost of the land, and see the impact on the development costs and profit.

Property Folder: This folder records the basic information on the project.

Client Folder: This folder records the basic information about the client. These entries are used to generate the Client Information Report.

Land and Development Costs Folder: This folder is used to enter the property and development dimensions and areas, and the number of parking stalls. The folder also contains sub folders that are used to enter Land Costs, Site Preparation Costs, Professional Fees, Municipal Fees, Miscellaneous Costs, and a Contingency Allowance.

Construction Financing: This folder is used to enter the construction financing information which is used to calculate the Interest Costs during the Development and Sale of the project.

Sales Revenue: This folder is used to calculate the Market Value of the building, and allows you to choose different methods for estimating the Market Value or Sale Price.

Selling Expenses: This folder is used to enter selling costs such as Advertising, Legal Fees, Real Estate Commissions etc.

Income Statement: This folder is used to enter the Income and the Expenses paid by the landlord.

Long Term Financing: This folder is used to calculate the loan amount and equity required by a potential purchaser or the Developer if he/she ecides to keep the building.
