This program can be used to analyze simple investments, such as buying and renting out a residential home, to much more comprehensive long term real estate investments, such as buying and operating a shopping centre, industrial building or an office building, and can be used to carry out lease versus buy analysis, compare leases, develop scenarios and "what if" analysis for up to 35 years.

Property I: This folder records the basic information about the property.

Property II: This folder allows you to record the type of construction, heating system, utilities paid by the tenant and Property Tax Information.

Client Folder: This folder records the basic information about the client. These entries are used to generate the Client Information Report.

Investor Folder: This folder is used to enter income tax information, as well as the Investor's desired return on Investment (both before and after taxes). This information is used to calculate the income, capital gains and recaptured depreciation taxes, as well as the Net Present Value (NPV) and the Modified Internal Rate of Return (MIRR), which are calculated both before and after taxes.

Revenue Folder: This folder is used to enter and project the Revenues, Vacancy and Bad Debt Allowances over the Holding Period. The Revenue Projection Grid includes Projection Wizard which allows you to quickly project revenues over a selected period of years using Compounding Growth, Uniform Annual Increase, Constant and the Lease projection options.

Expenses Folder: This folder  is used to enter and project the operating expenses over the Holding Period which can be up to 35 years. The Expense Projection Grid includes Projection Wizard which allows you to quickly project expenses over a selected period of years using Compounding Growth, Uniform Annual Increase, Constant and the Lease projection options. Expenses can also be entered as percentage of Potential or Effective Gross Income.

Financing Folder: This folder is used to enter mortgage information and develop mortgage schedules and reports for up to four mortgages. It can  produce monthly or annual mortgage schedules for each mortgage and an annual combined mortgage schedule that summarizes all of the mortgages in one report.

  • Make additional payments or borrowings in any period
  • Create multiple Terms and Amortization periods
  • Start the mortgage in any given year and month.

Financier's flexible features can be used to create any type of mortgage including Graduated Payment mortgages, Variable Rate mortgages, Construction or Draw mortgages, mortgages customized to cash flows, conventional mortgages, and to explore the impact of making additional payments etc.

Sale Folder: The Sale folder is used to record the Real Estate Commission, Selling Expenses, estimate the Sale Price using the Sale Price Wizard, enter the Income Tax Adjustment and allocate the Sale Price between the Land and Improvements if Depreciation has been claimed.
