9. Are you frustrated doing international analyses in square meters with changing exchange rates?

The LseMod programs that include international (LseMod International, LseMod Pro, LseMod Purchase) allow user's to easily enter data in the local currency and measurement (square meters, tsubos, etc.) and provide financial summaries in local currency as well as a financial summary in U.S. $ and square feet. Key assumptions are shown in U.S. dollars and sf. Any country can be used; in fact, the training for international uses the country Timbuktoo and Buckeroos as the currency.

When properties are compared or scenarios evaluated, the costs can be in local currency or in U.S. dollars. There is also a comparison report that compares costs by year and by line item, based on U.S. dollars and square feet.

The foreign exchange rate is user defined and fixed until changed. The logic of fixing the exchange rate is to "fix" the numbers based on U.S. dollars. If the exchange rate were dynamic and always changing, the U.S. dollar conversion would always be changing. U.S. based management typically does not appreciate having the numbers change on a daily or hourly basis. Additionally, many large corporations will fix the exchange rate at the Corporate level on a quarterly basis. However, the user can change the exchange rate at any time with one entry and all reports will immediately be updated for the new exchange rate!

10. Are you under pressure by management about creating budgets before a project and then comparing your plan to budget?

11. Are you under pressure by management about including capital and depreciation in your analyses?

The corporate versions of LseMod (LseMod Corporate, International & Pro plus LseMod Buy and LseMod Purchase) all include the ability to categorize costs as Expense and Capital. The depreciation term for Capital line items has default values and is user defined so user's can set different terms for Construction, Furniture, Voice, Data, and an All Other category. You can even include depreciation write-offs and depreciation carryover costs in an analysis.

12. Are you under pressure by management about showing P&L (profit & loss) by fiscal year in addition to Cash Flow?

The corporate versions of LseMod (LseMod Corporate, International & Pro plus LseMod Buy and LseMod Purchase) all include a P&L (profit & loss) analysis as well as a Cash Flow analysis. The P&L is important because that is the cost that is reported to Wall Street as a part of the Income Statement and the PreTax P&L is the cost charged to most corporate manager's budgets.

Financial reports can be formatted to show costs based on a Lease Year (i.e. Yr. 1, Yr. 2, etc.), a Calendar Year (2003, 2004, etc.) or on a Fiscal Year. For instance, if the fiscal year starts in October (like the Federal Government) and the lease starts in January, only costs for the first 9 months of the lease will be shown in the first fiscal year.

Additionally, LseMod Corporate, International & Pro include the ability to show the rent charged to the P&L on a Cash Flow, Effective Rent, or on a GAAP Rent basis. The programs also include an optional Capital vs. Operating lease test.

13. Are you concerned about emailing reports and graphs?

All LseMod programs include an easy to use email program. The email program creates a new Excel file with reports and graphs that can be emailed as an attachment to customers and management. All the recipient needs is Excel. They do not need LseMod, just Excel!

Files from multiple LseMod files can be combined into one email file (virtually unlimited reports & graphs). Additionally, user created reports and graphs can be included in the email file.

The email file includes a Table of Contents and shortcuts for printing and accessing the different reports. LseMod includes commands to password protect the email file so no changes can be made. All pages are locked from changes except the Table of Contents which a user can customize using the normal Excel commands and functions.
